The 2020 real estate market was one for the record books. The year began with unprecedented uncertainty due to COVID19 and the unknown risks associated with this pandemic. Most analysts predicted a slow spring market followed by brisk fall sales. What happened surprised even the most seasoned real estate professionals. As more people remained home, lifestyle requirements shifted. Buyers wanted properties which included home offices, outside spaces, and additional room for stay-at-home activities. At the same time, sellers became hesitant to sell given such uncertain times. The upshot was a classic supply and demand scenario with more buyers than sellers. Low inventory and high buyer demand drove prices higher which precipitated fewer days on market. In addition, a higher number of buyers from outside of the South Shore were looking to move into the area. The year ended with record sales for Michelle Larnard Real Estate Group and a significant number of satisfied clients.
What does the 2021 market look like? The first quarter continues to bear out low inventory and high demand. We expect this will continue until sellers feel secure enough to sell.
